According to the latest data from Imovirtual, referring to the last quarter of 2025, Belém and Parque das Nações lead the podium of the most expensive neighborhoods in the capital. In the first case, the average price is 1.1 million euros. In the second, the average price is 1 million euros.
According to the press release sent to Lisboa Secreta, the top 5 most expensive neighborhoods are completed by Areeiro (850 thousand euros), Estrela (840 thousand euros) and Avenidas Novas (835 thousand euros).

Neighborhoods with lower average values
The data shows that the real estate sector in Lisbon combines luxury and growing areas with others where average values are lower.
At this level, the neighborhoods where the average price is more ‘affordable’ are the following:
- Ajuda (290 thousand euros)
- Beato (329 thousand euros)
- Santa Clara (352 thousand euros)

Supply concentrated in apartments
Another relevant trend that Imovirtual’s analysis shows is that the offer is strongly centered on apartments, whether in areas such as Ajuda, Beato and Santa Clara, or in the Parque das Nações area.
The weight of new construction
Finally, another important aspect of the real estate sector in Lisbon is the current weight of new construction in some growing parishes. For example, in Lumiar and Marvila more than 75% of Imovirtual’s offer corresponds to new developments.
