One of the most concrete changes established by the proposal concerns failure to pay monthly rent: the new wording stipulates that failure to pay rent for two months may be sufficient grounds to allow for the tenant’s eviction.
Flexibility in new and existing leases
The bill also provides that new lease agreements will now feature rent amounts freely agreed upon between the landlord and the tenant. At the same time, the legislation addresses so-called “old rents”: contracts entered into before 1990 may also be subject to changes, paving the way for adjustments to the amounts charged under these older lease agreements.
Security Deposits and Renewals
The bill also introduces changes regarding the guarantees required when renting a home. The rules concerning security deposits and the requirement for advance rent payments may become more flexible, altering the initial conditions applied to new leases.
Finally, the bill provides that landlords will now have the option to refuse the automatic renewal of lease agreements.
The bill will now be debated in Parliament, where the final text must be approved before it can be implemented.
