Buying a home in Lisbon now costs, on a median basis, 6,248 euros per square meter—the highest price in the country—according to Idealista’s price index for October. This is nearly double the national median, which stood at 3,249 euros per square meter at the end of the month.
Nationwide, prices rose 7.5% in October compared to the same month in 2025, a new all-time high. On a quarterly basis, the increase was 1.2%. The index figures refer to asking prices for homes for sale, not the final price at closing.
What this means for Lisbon

The capital tops the list of cities, followed by Porto and Funchal. By a simple calculation, an 80-square-meter apartment at the city’s median price is around 500,000 euros.
When expanded to include the Lisbon Metropolitan Area, the figure drops but remains higher than in the rest of the country. This area has the highest regional median price, at 4,525 euros/m², ahead of the Algarve and the Autonomous Region of Madeira.
Prices Rise in All District Capitals
The annual increase was seen in all district capitals, but was more moderate in the two largest ones. Asking prices rose in all 20 district capitals and autonomous regions analyzed. Vila Real, Guarda, Beja, Leiria, and Faro recorded the largest increases among the district capitals.
By region, the strongest annual increases occurred outside the Lisbon area:
- Alentejo: +14.3%
- Azores: +13.9%
- Downtown: +12.5%
The Central region remains the cheapest place to buy a home, at 1,810 euros/m². Among cities, Castelo Branco ranks at the bottom of the list, at 1,119 euros/m². Lisbon costs more than five times that amount per square meter.
How to interpret these figures
The median is a starting point, not a benchmark price for every street. Within the city, prices vary widely from neighborhood to neighborhood, depending on the condition of the property and the age of the building. Prospective buyers can use the figure of 6,248 euros/m² to gauge whether a listing is above or below the median market price and compare it with the 4,525 euros/m² in the metropolitan area before expanding their search to neighboring municipalities.
